FHA Mortgage Insurance Premium (MIP), Explained Like You're Buying Today

MIP is the FHA's mortgage insurance. There's an upfront piece and an annual piece. Here's the math on what it actually costs.

FHA loans require mortgage insurance — but FHA's version isn't called PMI, it's called MIP (Mortgage Insurance Premium). There are two pieces.

Upfront MIP (UFMIP)

  • 1.75% of the loan amount
  • Charged at closing
  • Almost always financed (added to your loan balance) rather than paid in cash
  • On a $400,000 base loan, that's $7,000 — making your actual loan balance $407,000

Annual MIP

Charged monthly as 1/12 of the annual rate. The rate depends on three things: loan term, base loan amount, and LTV at origination.

How long MIP stays on your loan

  • 3.5% down (LTV > 90%): MIP lasts the life of the loan
  • 5%+ down (LTV ≤ 90%): MIP drops off after 11 years

To remove MIP on a 3.5%-down FHA loan, you have to refinance into a conventional. You generally want to do that once you reach 20% equity AND your credit is at 680+.

What MIP actually costs on a typical loan

$400,000 base FHA loan, 30-year, 3.5% down, 740 FICO:

  • Upfront MIP financed: $7,000 → final loan = $407,000
  • Annual MIP: 0.55% × $407,000 = $2,238/yr = $186.50/mo
  • Over the first 7 years (typical hold period): $7,000 + $15,666 = $22,666 in MIP

What is FHA mortgage insurance?+

Two premiums paid by the borrower that fund FHA's insurance of the lender: an upfront premium charged at closing and an annual premium collected in twelve monthly instalments.

How much is FHA upfront mortgage insurance?+

1.75% of the base loan amount. It is almost always financed into the loan rather than paid in cash at the table.

How much is the annual premium?+

The factor depends on loan-to-value, loan term and loan size. A typical 30-year purchase with 3.5% down uses a 0.55% annual factor divided by twelve each month.

Is FHA mortgage insurance the same as PMI?+

No. PMI is private insurance on a conventional loan and is cancellable at 80% loan-to-value; FHA's premium is a government program charge with its own removal rules.

When does FHA mortgage insurance end?+

After 11 years if you put at least 10% down. With less than 10% down it remains for the life of the loan.

How do I get rid of it?+

Most borrowers refinance into a conventional loan once they hold roughly 20% equity and can qualify on score and income.

Can I get an upfront premium refund?+

A partial refund of the upfront premium is available on an eligible refinance into another FHA loan within three years of the original endorsement, applied as a credit toward the new upfront premium.

Does a bigger down payment reduce the annual premium?+

Yes. Crossing the 95% loan-to-value threshold, and again the 90% threshold, moves you into lower annual factors and, at 10% down, starts the 11-year clock.

Does the upfront premium count against the county loan limit?+

The base loan amount must fit inside the county limit; the financed upfront premium may sit on top of it.

Is FHA mortgage insurance tax-deductible?+

Deductibility of mortgage insurance premiums has changed repeatedly in federal tax law. Ask a tax professional about the current year — we do not give tax advice.

Does mortgage insurance protect me if I default?+

No. It protects the lender against loss. The borrower pays the premium; the insurance benefit runs to the lender.

Does a 15-year term change the premium?+

Yes. HUD publishes a separate, lower annual factor schedule for terms of 15 years or less.

What documents you need for FHA financing

This is the set an FHA underwriter typically asks for. Having it ready before you write an offer is the single biggest difference between a two-week and a six-week file.

Identity and residency

  • Government-issued photo ID and Social Security number
  • Two-year residence history with landlord contact where you rented

  • Two months of statements for every account used for down payment or reserves
  • A signed gift letter plus the donor's source of funds for any gifted money

Self-employed vs. W-2 employed: what it means for your FHA loan

Income documentation is where most FHA files slow down, and it depends on how you are paid. FHA does not apply a different credit score, down payment or county limit to self-employed borrowers — it applies a different documentation standard.

The expense buyers here miss most

Property tax and homeowners insurance vary far more between two states than mortgage pricing does — always re-price the escrow on the exact county before you write an offer.
