What we collect
We collect what you give us on a form — name, phone number, email address, the property city or ZIP code, and the loan details you choose to share such as an estimated purchase price, down payment or credit range. We also receive ordinary technical information from your browser (IP address, device and browser type, pages viewed, and referring page) through our analytics tags.
Why we use it
We use your information to respond to your request, to prepare loan scenarios and estimates, to verify eligibility with the lender or investor programs you ask about, to meet recordkeeping obligations that apply to licensed mortgage lenders, and — if you asked for it — to send you rate and program updates. We do not sell the contact information you submit through this site.
How we contact you
When you submit a form you are asking us to contact you about your inquiry. Calls and texts may be placed using automated technology, and message and data rates may apply. Consent to receive marketing calls or texts is not a condition of any loan or of any purchase. You can opt out of texts by replying STOP, opt out of email by using the unsubscribe link in any message, or ask us to stop contacting you entirely by calling 877-813-7219 or emailing support@simplyapproved.com.
Who we share it with
We share information with the service providers who help us operate — hosting, CRM, analytics, e-signature and document-collection vendors — and with the lenders, investors, insurers, appraisers, title companies and settlement agents involved in a loan you apply for. We also disclose information where required by law, regulation, subpoena, examination or audit. Service providers are permitted to use the information only to perform work for us.

How long we keep it
Inquiry records are retained for as long as needed to answer your questions and to satisfy the recordkeeping periods that apply to licensed mortgage lenders. Loan files are retained for the period required by federal and state law, which is generally longer than a marketing record.
Your choices and requests
You may ask us what personal information we hold about you, ask us to correct it, ask us to delete marketing records, or opt out of marketing contact. Some information cannot be deleted where a law, regulation or an active loan file requires us to keep it. Residents of states with consumer-privacy statutes, including Colorado and Florida, may have additional rights; contact us and we will respond in the manner that statute requires.
Security
We use administrative, technical and physical safeguards intended to protect the information you submit, including encryption in transit. No method of transmission or storage can be guaranteed to be completely secure, so please do not email sensitive documents such as full Social Security numbers or bank statements — ask us for a secure upload link instead.

This site is intended for adults seeking mortgage financing. We do not knowingly collect information from children under 13.

What documents you need for FHA financing
This is the set an FHA underwriter typically asks for. Having it ready before you write an offer is the single biggest difference between a two-week and a six-week file.
Identity and residency
Government-issued photo ID and Social Security number
Two-year residence history with landlord contact where you rented

Two months of statements for every account used for down payment or reserves

Self-employed vs. W-2 employed: what it means for your FHA loan
Income documentation is where most FHA files slow down, and it depends on how you are paid. FHA does not apply a different credit score, down payment or county limit to self-employed borrowers — it applies a different documentation standard.

Unexplained gaps, a new job with variable pay, or a VOE the employer never returns.
A declining year over year, or a large deduction that removes the very income needed to qualify.
